A new development is designed for a 20-acre stretch of now-vacant land south of Corkscrew Road and west of Via Coconut Point. 

The project could bring up to 330 luxury apartments, 60,000-square-feet of commercial space and a 124-room hotel.

Estero 5, LLC, which is based in Naples, is the developer. The company is an affiliate of Royal Properties, based in Naples and in Champaign, Illinois. 

“We chose Estero due to a number of reasons, which include its location and business opportunities,” according to an email from a land use lawyer on behalf of Michael Henneman, chairman for Royal Properties.

The developers believe the luxury apartments can serve young working professionals and people ages 60 and older who would rather rent than purchase a home, Henneman said. 

The developers are targeting rental rates around $2,500 per month for a 3-bedroom, according to information provided by the developers.

The project is within Estero’s village center, an area chosen to allow designated for higher building densities to create a walkable, social downtown for residents and businesses. The site is is across the street from the Genova condos. 

Plans filed with Estero’s community development department show the project’s luxury apartment units spread out over three buildings. The housing is not expected to be age-restricted, according to information filed with the village.

A restaurant is planned alongside a lake designed on the property, according to the development plans. A linear park is among amenities on the land. 

The Estero Planning and Zoning and the Design Review boards must grant their approval before construction can begin on the site. Developers held initial information meetings before both Estero boards this week.

The apartments planned at the Via Coconut Point site are among other apartment projects that have come to the village in recent years.

About 200 apartments are under construction at the Estero Grande development near U.S. 41 and Estero Parkway. Edera at Coconut Point, a 180-unit apartment project, is planned near Via Coconut Point and Williams Road.
