Zip kit homes

Zip kit homes DEFAULT

Zip Kit Homes all-in costs are typically in the $160 to $250 per square foot range. Zip Kit makes kit homes that are put together by local contractors and modular homes that are more fully constructed in factories. Pricing for these two categories is a bit different because the contractor has much more to do with the price of the kit home. Other key variables include the complexity of the lot and the distance from the factory to the site. You can see our model-by-model estimates of the all-in cost of Zip Kit Homes below.

This week on the season finale of The Profit, Marcus Lemonis is in Cedar City, Utah to make a deal with Zip Kit Homes.  Zip Kit Homes is a company that specializes in high performance, panelized kit homes and they are struggling to keep up with demand for their homes. With options to expand in both the commercial and residential spaces, they are also facing an identity crisis.  Marcus will try to get them to focus on laying a firm foundation if they are going to be able to cash in on their potential.

Let's take a look at some information related to Zip Kit Homes as well as what kind of deal was made on the show.

News and Links Related To The Company:
  • Here is a ten-minute preview video of the episode from the CNBC YouTube page. (Link)
  • Here is the Zip Kit Homes website and Facebook page.
  • In February 2021, Marcus Lemonis tweeted about Zip Kit Homes saying it was a cool possible solution to families starting out. (Link)
  • They also have another business called Timberhawk Homes.  That website describes the difference between the two divisions:
    • Timberhawk Homes – Focused on panelized and system-built homes for multi-home projects like workforce housing, multi-family projects, complete developments, etc.
    • Zip Kit Homes ( – Taking the same panelized, system-built concept to more affordable, small homes.
    • It says they have a small factory located in Pocatello ID and another factory is under construction Cedar City UT.
  • Zip Kit Homes currently offers nine different floor plans and the cost to build the homes depends on the location where it is built.  Bedrooms range from 2 to 6 bedrooms and there is also a multi-unit option. (Link)
  • Zip Kit Homes offer standard floor plans with no customization.  Their kits include "all exterior wall panels, interior wall panels, posts, beams, trusses, windows, exterior doors, dry-in materials, etc."  They do not include "materials to complete your home – siding, roofing, cabinets, hardware, etc."

The Deal From The Episode Plus Post-Show Updates (this will be updated continually):

  • The Deal - Marcus offered $1 million for 30% of the business and Marcus wanted the employees to own 20% of the business as part of an ESOP (Employee Stock Ownership Program).  This deal was accepted.
  • There are nine different models of kit homes and two different models of prefab modulars. (Link)
  • Marcus Lemonis tweeted out a link to a new sleeping pod that is done by Zip Kit Homes. (Link)
  • Marcus Lemonis has been thanking fans of The Profit for the past eight seasons and it seems as if this will be the last episode ever (Link).  He will have a new renovation show on HGTV which is owned by Discovery.

I’ve built a lot of homes the old fashioned way – out in the weather, one piece at a time – and the Zip Kit Way – prefab modules. The materials used are exactly the same but the way they build is more advanced. In my opinion the quality of construction is higher than normal built homes. The subs love working on Zip Kit Homes because everything is straight and square. It makes everyone’s job much easier!
Kory Goodwin, Streamline Construction.
The Zip Kit modular system is great – especially in the winter! It’s SO MUCH better then building piece by piece. It’s faster, more accurate and you get fewer weather related quality issues.
Ryan Stubbs, Briggs Construction.
We love our Zip Kit home! We looked all over for a high quality home that fit our budget and were lucky enough to find this home. The quality and finishes are better than most new custom homes. It is also so energy efficient! I love the design and low monthly heating cost.
Chris and Erin Nester.

I want to let you know how appreciative I have been of you and your team in building, delivering and placing my Zipkit home. It is rare to meet people and a company that are worthy of complete trust. You guys really came through and went well beyond my expectations and provided an amazing value. First in carefully getting the home into a very challenging location and then taking care of all the details big and small. It really came together right as I would have hoped and in-spite of a site with unique challenges. It is very exciting to instantly have a comfortable place to gather my family together on a remote site.

Thanks and please send any prospective customers my way and I can assure them you are a great choice as a builder.

Bob Macfarlane, Homebuyer.
We found the perfect solution in Zip Kit Homes. I think the quality of our new home exceeds most custom homes. We were amazed at how fast and professional the Zip Kit team was. They did exactly what they promised. In less then 2 months we have an amazing new, energy efficient home.
Caden and Megan Anderson.
Zip Kit Homes was the perfect solution for our 2nd home in Torrey UT. We decided to go with Zip Kit Homes because winter was coming fast and we needed something that was high quality, built fast and a great design. Zip Kit Homes was exactly that. Their “menu” approach to ordering allowed us to customize the home to fit our style. The home is high quality, was built very fast and the construction team was very professional and easy to work with. I highly recommend them.
