Property owners are urged to pay all delinquent property taxes owed immediately to prevent any further action. By paying now, property owners prevent the sale of their property, save additional cost and avoid the redemption process. Please check our website at www.mobilecopropertytax.com for the listing of delinquent property tax owners to ensure that your property will not be sold at the action. Payments can be made with certified funds (cash, cashier?s check, money order & MC/Visa/Discover Cards) and fees may apply. Payments can be made at any of our convenient locations located at Michael Square, Downtown Annex Building, Theodore Oaks, Eight Mile and Citronelle. Prospective investors should also check our website at www.mobilecopropertytax.com for the new tax sales rules and procedures. Significant changes have been implemented to ensure the auction process is faster and more efficient. Investors are encouraged to review the new tax sale rules and procedures ahead of time to prepare for the auction. Throughout the State of Alabama, all taxable Real and Personal property, with the exception of Public Utility property, is assessed on the local level at the county courthouse with the county assessing official. The lien date for taxes is October 1 and taxes are due the following October 1.
The Revenue Commissioner is responsible for determining property value, based on guidelines set by the Alabama Department of Revenue, which must, by law, be set according to fair and reasonable market value. Market value represents the value of the property as if it were sold in an arms length transaction between a willing buyer and a willing seller, neither being under pressure to sell.
Total use value shall be deemed to be the value of eligible taxable property based on the use being made of that property on October 1 of any taxable year; provided, that no consideration shall be taken of the prospective value such property might have if it were put to some other possible use.
The Assessment Department is responsible for assessing property and helping property owners claim proper tax exemptions. State Legislature establishes several assessment ratios by property class. For instance Class I properties are assessed at 30%, Class II at 20%, Class III at 10% and Class IV at 15%.
Exemptions are available in Mobile County which may lower the property's tax bill. These are deducted from the assessed value to give the property's taxable value.
Base tax is calculated by multiplying the assessed value with the corresponding millage rates. The rates are expressed as millages (i.e the actual rates multiplied by 1000).
Current tax is an estimate of what an owner pays including exemptions.

Effective July 1, 2021, the Mobile Code of Ordinances will require anyone renting or leasing less than 10 real properties in the City of Mobile to obtain a business license for each of those locations. Since October 6, 1987, the City of Mobile's Code has required owners of 10 or more residential rental properties to obtain a business license. That ordinance is still in effect. Any property owners who have questions or need additional information are encouraged to contact the City of Mobile Revenue Department at 251- 208-7462.
