**SENIOR FREEZE INSTRUCTIONS**

The Supervisor of Assessments office oversees the inventory and valuation of real property in the county. The Supervisor of Assessments also assists the township assessors as necessary with their duties. In addition, the exemptions that are available to property owners are handled through this office. Property owners who believe that their property valuation is incorrect should stop by the office to obtain a copy of the property record card and, if necessary, file a complaint with the Board of Review.

The office maintains the property record cards, parcel maps, and aerial photography of the county. We also have a Geographic Information System in place to more readily assist property owners who have questions regarding property locations and boundaries.

The Christian County Board of Review comes into session to hear the complaints filed regarding property valuation.  The Christian County Board of review will go into session on Thursday January 16th and remain in session until hearings are complete.

Deadline for Board of Review Complaints is October 30th,   Complaints must be postmarked or turned in by this date or they will not be accepted.

Welcome to the Christian County Assessor's homepage. The County Assessor's Office strives to provide the best service to the taxpayers of Christian County. As your Christian County Assessor, I would like to welcome you to our website.

Danny and his staff are responsible for the valuation of all the property within the square miles that comprise Christian County. There are over 35, parcels of real estate property and over 32, personal property accounts representing the entirety of the taxable property within Christian County. Responsibilities

The Assessor's job is to place value on all taxable real and personal property, within the county as of January 1st, the assessment date set by the State Statute. All county assessors' offices are regulated and overseen by the Missouri State Tax Commission. Monthly visits by field representatives and annual spot reviews of properties, aid them in evaluating the Assessor's compliance with the statue requirements. This includes real estate and personal property of all individuals and businesses.

The assessed value, as determined by the Assessor's office, is a percentage of the market value of the property. The assessment percentage is set by state law and determined by the classification of the property. The classification and assessment rates of real property include Agricultural 12%, Residential 19% and Commercial properties at 32%. The assessed property value is one part of the formula in determining property taxes, with the other factor being a tax rate or levy, which is determined by the various taxing entities and jurisdictions. These include thirteen separate school districts, eight road districts, ten cities, nine fire districts and nine other miscellaneous levy districts such as ambulance, senior citizens, junior college, etc. Presently Christian County receives no property tax levy for operations, depending on sales tax for day to day funding. Shopping locally within the County is the best way to keep your taxes low while maintaining the level of service we all expect and depend upon.

The Christian County Collector's Office will be mailing tax statements the first week of November. A return envelope will be provided this year to encourage mailed payments. You may also pay using echeck, debit or credit card under the Pay Taxes Link listed under the Menu Options. These conveniences are provided as a courtesy to help you stay safe and healthy at home and avoid paying in person. All taxes are due by December 31st to avoid penalties.

Responsibilities

  • The primary function of the County Collector is the collection of personal and real estate taxes for the various taxing entities of the county.
  • Prepares separate tax statements for: Personal Property (cars, trucks, boats, etc.); Real Estate (residential, commercial, agricultural); Utilities(railroad, electric, gas lines, etc.).
  • Provides Merchant & Liquor Licenses to appropriate businesses or persons.
  • Conducts delinquent tax sale in August.
  • Collector is charged with the duties of collecting the taxes due, as shown on the Assessor's records, and then distributes the funds monthly to the various taxing entities.

Office Information

  • Personal and Real Estate tax statements are mailed in November of each year. Christian County tax statements should be received by Thanksgiving. If you have not received your statements by Thanksgiving, contact our office.
  • Please inspect your statements to verify that mailing address, vehicles, and legal descriptions are correct.
  • All tax statements are due upon receipt and become delinquent after December 31st.
  • To avoid penalty and interest, be sure your payment is postmarked no later than December 31st. Payments postmarked after December 31st will be returned unprocessed unless penalty and interest are included.
  • Failure to receive a statement does not relieve the taxpayer's obligation to pay taxes and any penalty and interest that may apply.
  • Payments can be made in person, by mail, or online at this website. Payment may be made with cash, personal check, e-check, money order, or credit card. All statements may be paid with one check. We cannot accept incorrect or partial payments.
  • The Collector has provided a payment drop box located on the west side of the Christian County Courthouse. Drop box payments will be accepted through midnight December 31st with no penalty.
  • Collect for all city taxes.
  • Collect for NID, CID and special assessment districts.
